Looking to Purchase a Holiday Home?
  1. Determine your lifestyle needs. Will it be a part time residence? Would it you prefer to own a maintenance-free villa, townhome or condominium? Do you play golf or tennis? Is the beach important? Or perhaps you would like to walk to Sarasota’s downtown amenities? Do you frequent Starbucks every morning? Walk to theaters and restaurants? The more information you can give to your REALTOR regarding your requirements, interests and lifestyle will be very helpful in determining the perfect holiday home for your needs.

  1. Price Range. It is important to know your price “range.” This is the price range into which the actual purchase price of the property would fall. You may be shown properties in a slightly higher price range than you specify. This is a perfectly normal practice as there will usually be some difference between the list price and actual sale price.

  1. Terms. New Financing or Cash? Interest rates on mortgages are still at historically low levels. Sometimes it makes sense to finance instead of paying cash. Check with your accountant and/or lawyer regarding potential tax consequences.

  1. Comparables. When you find that perfect property and get ready to write a contract, make sure your REALTOR gives you a list of “comparables”. Properties actively listed, under contract and sold within the past 6 -12 months in the building or complex you are considering.

  1. Representation. Make sure you understand how your REALTOR will represent you. You may to choose to have your agent represent you as a “Buyer’s Agent”. As a general rule, the Seller still pays the REALTOR’s fee. You should be given a Brokerage Relationship disclosure BEFORE you start looking at property or working with an agent. This will list the duties of the Broker and agent and you will be able to choose how your agent will represent you.
